Grant for tenants in residential areas  for their own units/ studio/ suites/ apartment 

Who wish to revitalize their units with washing/ repainting/ fixtures/ new frig  use less powers electricity / new shower head save water/ new flooring on top of carpet / moving washing accessories & supplies / bug treatment/ carpet washing machine rental / bathtub regroathing / wall repairs / replacing broken included appliances /  new window cover / Air conditioning / a portable water pressure 1 gallon tank to wash the windows outside their unit at seasons/  etc etc 

For revitalizing own rented unit to help minimize the landlord costs when the tenants rent for an amount of year , because it is difficult for the landlord to do the work if the unit is occupied ... After 5 years maybe the fan is broken and need to be replaced since included ... Or maybe a tenants arrive with not much to even prepare the unit and the landlord is not repainting etc etc  this is a lot of expanses for the landlord as they have to repair and care for the whole buildings and so inside is sometimes the business of the tenants to keep it up ... This will help keep it nice even after the tenants rent for a while and update things on their own ...

The purpose is to salvage and promote the rental and renters community to a standard of house owner ... Maybe it was a previous economy style that different living arrangements had different spending; example ๐Ÿกhouse owners spend on bills like mortgage, house taxes and insurances and repairs or home improvements or renovations that they hire or many becomes handy person to do most on their own, normally always on a tight budget, buy items for their house like furnitures or remodeling items, decorations, food and house items for  maintenance , have pets and childrens , and normally a car with the bills to, and they normally are homey and receive at home instead of going out ,,,๐Ÿ•️ the homeless I eard were normally the ones who are always out and spend on fast foods because they don't have their own kitchen, they live sometimes from commercial renting like Air B&B  and buy clothes cheap but new saving on the fees of laundry that they don't have either, they might keep all their bills for their cars that is safer so possibly also a car owner ...๐Ÿ˜️ The renters Apt were normally the ones that order restaurants and have less bills so they spend on clothes and going out or to the coffee shops or entertainment  like movies or theatres or travel or vacations , and use the Go or train or buses ...   

This reasoning is important to understand what is possibly first the problem ... We are stuck into the mold of a group of economy expectations ... I even overheard the CRUALTY that if there was no homeless there would be no jobs or sales in take out and fast food or rentals commercial or temporary ?! ๐Ÿค”๐Ÿคจ๐Ÿง☹️๐Ÿซค

Some part of our population might be in a glitch for a mold economy that they are suppose to fill or the sles of someone ... This has become the reverse then having the facilities for who needs it but some might be creating their sales by making peoples need it instead ๐Ÿคจ๐Ÿง๐Ÿค”☹️๐Ÿซค  

The other situation similar has become to a same rational that house owners spend in the businesses that some others like, but not the renters, so the preferences to encourage them over the renters ๐Ÿง๐Ÿคจ๐Ÿค”

Thinking a solution because as we all cry ๐Ÿ˜ž for the homeless and the lost of rentals available ... And try to salvaged the most rentals available so the whole population can have home (not a house but a sense of a place to live and feel secure that could be a studio a house, an apartment, a loft , a suite or a cottage etc ) with the basic of independent and private entrance, bath and kitchenet with allowed pet and children ... We feel to bumped into this huge Clif that is our idea wasn't really what the business world had in mind ... ๐Ÿ™ƒ

Also desesperate for economy in their businesses they own ... How can we promote the renters to fit into the linking of the house owners economy and so be their new friends with our spending to in their business ?! ๐Ÿ™ƒ

This is all the rational that brought me to ... LIVE LIKE YOU OWN A HOUSE ✨๐ŸŒŸ

OF COURSE YOU DON'T NEED TO GO AND BUY A CAR because the city transport and GO is also more sustainable and cover the Goal for climate change #12 & #13 so this they like from the renters community ... But what we can do is ... trying to spend more for our 'home' inside, in decorations, food , little home improvements we can do ourselves DIY , and gardening even if only a balcony or window cills ADDED , small ideas like washing porch or stairs or wiping the front door & window of your entrance or wiping the railing of your balcony etc ... Even sitting with a cup of tea for 1/2 hours on your porch or balcony could help setting untrue rumors away like 'oh ๐Ÿ˜Š this tenant is nice and still alive !!! ๐Ÿค—๐Ÿ’— AND show it in the day time , so peoples can see a tenant doe this another does that and their building or multi-apts house is loved and they are nice ... Peoples that seem you will then think renters do this too and are good for their economy and maintain well and the false rumors will fade off eventually to turn into our favor and blend us with the house owners ... ๐Ÿ˜‰

This is also a type of port-folio as mouth to ear of you ever look to buy one house this might help you as house owners type businesses are already counting on your small budget and might want you to spend more in their businesses and encourage or facilitate for you ... ๐Ÿ˜‰

This might salvage some buildings rented from demolition or make new builder multi-units or houses be available for rental also not only owned since normally the renters can;t be approve for a mortgage that is why they are actually renting and I wouldn't go to any other option then a bank for this ... 

The trend is to build new ... But the new could be rentals also ... ๐Ÿ˜€ For sustainability faisability from the government,  this also makes a sense that it is probably easier to monitor fewer industries's SUSTAINABILITY,  like builders, furniture, food, clothing , children, pets , PAINT ETC retail, then make sure 1000 franchises per CIES or activities are sustainable ... THIS IS ONLY EASIER ... Also spending more into this bring prices lowers and so when our friends homeless now ... this might help their case to finding rentals .if renters are a good economy to and maintain well ... This might help prevent SOME demolition to ... ADDED And also help the 'work from home' solution idea ... ๐Ÿ˜️    

Lets work on spending into SUSTAINABLE STYLE LIKE WE WERE OWING our HOUSE ๐Ÿ˜€

If you are part of a small community or group in your neighbourhood , you could apply to your city and ask a zoning Parks & Residential P7 and even also C for bicycling community, or a specific design designation like heritage or other design that is to be kept for the neighbourhood even a street light ... Example Victorian's house areas less then 100 years old should be protected under protected residential or P7 parks & residential etc this also gives opportunity to work around the design for small shops, restaurant, cafe, etc and the houses / buildings already built, to fit the design with their architecture + some improvements (like a theme) paint and porch + if there is new builder they will have to follow the design in place and build following the style in place ... Example in the Victorian style houses maybe multi-studios, would have a builder build a new houses in the Victorian style to fit ; 

This to cover your Goal #11 affordable housing by protecting where you live but this need to be done for a area a street at least not just one house + ALSO your Goal #3 for Health & Mental health + Goal 15 Land & parks + #8 Economy Sustainable by possibly attracting sustainable economy from day TOURISTING into your area to be in the Flair of the Victorian era or other Designs areas like by the Lake design for little fishing town and fish & chips eatery with rental of canoes and little sail boats and kayaks and shops etc that gives fun to make the detour to go for the day ... 

Your city planning committee is the one to make application and appointment with ... Note also E is for multiple dwellings into one so rentals of class A that is with private kitchenet and full bathroom and independent so private entrance and nothing shared ... 

You can ask a variance or a conditional use with the variance,  that makes for exception and ACCOMODATION, with the planning committee ... ๐Ÿ’ก 4a a municipality could possibly also file a variance for a specific community or Ward / ridding or for their their municipality , to accommodate specific needs for the sustainability GOALS 3 health or Goal 2 food or Goal 1 prevent poverty or for Goal 8 Economy or Goal #11 Affordable housing etc example for bikes lanes if it is a particularity of this municipality and for the residents ... Or for the funds allotted by the gov for new houses, to be used for a variance of remodelling /renovation vs building new from the ground after demolishing,  to protect renovating contractors jobs Goal 8 and secure Goal #11 Affordable housing if their community would not really be able to profit from the new if too expensive or because they wouldn't be approved for their credit bureau score after banckrupty etc so the need to use the funds for renting and low $price apts ...๐Ÿ˜️    


This could also protect your area from expropriation possibly, mostly if your group community neighbours are in a group self-employed and work from home = your need your home to work , or that your group held events in the park for example or do non profits for the city projects from grants community available in your ward /ridings ... or at least play into your favor to file to have help find a replacement lodging for your group to continue your work or projects your city counts on ; expropriation happens when there is a train construction sometimes and houses besides it are expropriated, or if there is a development for commercial like a huge store or mall etc ... sometimes the land is bought into the city and houses tenants or home owners are expropriated to demolished them and build a new huge complex ... 

That is where the idea to have it zoned P7 for parks and residential is a good idea or protected residential or heritage etc ... not to be in an area for commercial or parking building like P8 or P6 etc ... Other zoning are for single family units that is good for 1  family per house, but not if subdivided into apts, and so also this needs to change the zoning, to be able to divide houses into smaller studios ๐Ÿก

REMODELING Vs demolishing to rebuild new 

If you drive by Bay Street South and Charlton St ... you will wrap around an older building apt 6 floors high approx, that is beeing remodelled now ... It is in brown bricks and right on the corner ... The remodelling is replacing all the windows = IT LOOKS BRAND NEW ALREADY !!! ✨


CALCULATING THAT A NEW BUILDING WILL HAVE THE SAME BRAND NEW WINDOWS = $0 EXTRA COST ... BUT SAVING - $$$ ? ALL THAT IS ALREADY BUILD , BRICKS, WALLS, WINDOWS ENCASEMENTS, FOUNDATION, DOORS ENCASEMENTS, SEWER, PLUMBING AND ELECTRIC BOX BREAKERS / APT, ISOLATION, ROOF, HEATING SYSTEM, EAVESDROP, LIGHTING ELECTRICAL (EXCEPT THE DECO FIXTURE), CEILING FANS AND VENTS, GYPROC WALL, FLOORING BASE, CEILINGS, WASHRROMS TUB AND TOILET, LAUNDRY FACILITY EXHAUST VENT THROUGH WALL AND ELECTRICAL ... ETC ALL THAT IS NOT DECORATIVE OR TO BE REPLACED LIKE CARPET OR LAMINATED, CUPBOARD, TILES PAINT , FIXTURES ... That also will be the same as new, so $0 extra cost also = this calculation will go toward the rent $ of course and so remodelled vs new will be more affordable . 


Please consider financial help for landlord willing to remodel and house citizens faster and at less $/month to encourage more housing at affordable $ faster and for more citizens

I grew up in a century home and rented the second floor afterward when I was 20 years old ; I rented apartments many times since in these uniquely designed century homes, that gives the chance to find something affordable with a unique flair and a sense of history ... For a certain community, this is an amenity on it's own ... I also insisted on owning one when I was still married, and got pregnant soon after ๐Ÿ•Š️ ... and this was my son first home ๐Ÿก 

Now again I rent a suite in one century house ๐Ÿก and I adore the unique layout and the many families this huge century house shelters ☁️ , 12 independent units in this was a huge house 100 years ago ...

Heritages buildings are also part of a specific community that appeal to artists, authors , historians, architects, archeologists etc 

I have sent emails about my views on remodelling vs demolishing to rebuild new , that was referring as example of project Jamiesville complex North end of the city and other complex with plywood abandoned for many years like North end also James St North / Wood Street ACCROSS Bay Park Pier 4 , a complex of town houses with plywoods on windows the size of a light intersection by the park , that each town house could be divided into at least 1 Apt per floor = 3 family each at least and this is probably 1000 homes studios dwellings for citizens  

'' ... Also I suggested to remodelling building complexes instead of demolishing if abandoned to lower fees and have enough $ to make more complex available ... I live in a century house multi units divided into 12 apartments totally private ... And it is fine even if not new !!!

I see the ' Protect Ontario ' from our PM M Ford mentionned the focus on building NEW ... But this city is not on the income scale of the rest of the GTA that can afford renting in brand new apts or condos or lofts luxurious complexes ... This city has probably the most proportion demographic of citizens on Ontario Works has I know from my own experience ; that is you can't afford the standard of life in Toronto + GTA ... You got to go in a city that offers more affordable ... With the demographics on illnesses in the population , even before the Pandemic 2020 , and since the amount of citizens on sick leave, with the Economy that is for many that are self-employed or that works or profits from retail slow or non-profit as it is at the moment for problem of group blocking sales and bankrupting citizens in purpose ... It is only logical that the population is divided in between 2 financial tax bracket group and none in the middle ... So the proportion of citizens needing affordable dwellings is huge and out of the Toronto + GTA ... = In this city citizen try to settled on a lower budget and so = more affordable dwellings have to be available ... Affordable to me is what a person can afford on worst circumstances that is on social assissatnce without disability happening the event of illness or sick leave and not be able to work more then the value of Ontario Works that is equivalent of 10 hours min wage per week ... Some citizens can't work more then 10 hours per week with this disturbance Defcon3 situation since Feb 2022 and BEEING TARGETTED in their homes and I'll from this , and so it is the same $ then Ontario Works = need is dwellings they can afford in those circumstances + $ for grocery, because the food bank are unreliable also , from my own experience ... This makes it safe for anyone to rent a dwelling totally independent and = this is also safe and for any ages ๐Ÿค—๐Ÿ’—

Of course it is not to make the same rules everywhere because other groups are more wealthiest and this is awesome for them ; and they certainly should have something new if they like and more expensive or luxurious if they can afford it ✨

But this city has to be focus on affordable to accommodate safely citizens that arrives in financial disasters from more expensive areas ... This is a good way to secure skills also and avoid our community sustainable to fall into traps or EMBUSHED because they can't find apts they can afford and fall into homeless that = penalized us all ... ๐Ÿ˜”

Heritages are a great opportunity to secure places to avoid homeless and abandoned complexes 

I had sent also an example in this city , an older building 6 floors high brown brick corner Charlton St / Bay St south , where the owner is replacing all the windows new and the whole building looks new now and awesome and everyone wants to rent there I am sure ๐Ÿ˜Š ... The costs is the same as building new for any remodelling , carpet or flooring , paint, fixtures , windows and doors , even wall gypsrock and new tiles or backsplash or cabinets ... - minus the demolition fees + wasted materials collection fees + the new foundations + walls structure of floor and ceilings and plumbing and seewer + electric box + laundry electric switch + furnace or heating system + sewers installing from the city + roof and roof tiles and whole walls electricals and pipes for plumbing $$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$ = how much units for rent price after these costs ... ?! ๐Ÿคจ๐Ÿง☹️๐Ÿ˜ฆ๐Ÿ˜ง๐Ÿซค๐Ÿ˜•

For this city and mostly for downtown with so many buildings even stores abandoned or left to deperish, and Durand area that has so much heritages buildings ... There is tons of opportunities to remodel enough to really focus on stoping this homeless crisis and losing all our peoples or communities, that probably have to go to another province and bring their skills and economy there instead of here ... ๐Ÿค”

In the case of building new to be really the Go thing ... Building simple complex like motel size for units side by side without second floor or finished basement (only for utilities) is the best option to make it still affordable enough probably and totally independent ... ๐Ÿ˜‰

I still wish you keep my message and opinion for the option cost saving to house more citizen with the remodeling older complex VS demolishing to rebuild new ... even part of ... for references ... and for new projects in the near future ... 

I would like to know how I can help for this puzzling situation of places locked in limbo that could be suites / studios to homeless citizens right now ... Would it be a way ๐Ÿ™ƒ , from creative thinking , that there could be a listing available for this city about older buildings 50+yrs to be only remodelled inside keeping the structure intact and at a price citizens on Ontario Works , that is equivalent of 10 hours per week at minimum wage , could afford keeping some funds for grocery and be totally independent (no food bank or subsidize in case PERSECUTTED) ... About $500-$700/month ... These do not qualify for Heritage and these builders are pretty vicious when they have an eye on something and they care nothing if citizens can afford it after or if it gets rented or not after they make their $ building ... 

I am looking at Idea solution Sustainable development Goals #11 Access to Affordable housing THAT IS LISTED PRICE WITHOUT SUBSIDIZED and in enough quantity for everyone that don't qualify for the subsidized or after the 2 years periode ... That also affects Goal #1 Reduce poverty #2 Food #3 Health and from there #8 Economy, even local economy to shop at grocery and pay the landlord ... My idea is to secure some older buildings or homes vacant possibly , possibly that had fire , not older enough to fit the Heritage , to get them off this limbo and find homes for homeless or citizen in limbo also in temp accomodations or shared accomodations because of safety issues ... For youths or early 20's it is also a priority to find them an independent dwelling as soon as possible ... Those could be with programm SOS from Good Sheppard that arranged the finding an apt for them ... The listing could be : listed as VALUE500/650FBKPE for list price advertised value between $500 to $650 to pay for FB full bathroom K kitchenet PE private entrance ... That is just an example ...

You could have this as my suggestion for a vibrant Downtown that I haven't had the chance to fill but to me this is my community ๐Ÿ™ƒ and from there lots of good citizens that can live and be healthy and eat and spend on local grocery or store etc ... Not rich or fancy ... But skilled and contributing and many are artists, divorced , single parents or pregnant mother alone or young or youths also and some ex-convict that are not recidivating and many ill or elders not rich ๐Ÿค—๐Ÿ’— ''
